When Synergy assumes management of the property we will quickly assess current market value, and then begin advertising and showing the unit aggressively. We aim to lease the unit as quickly as possible to mitigate profit loss due to lapses in vacancy.
Once the property is rented and the tenant is settled into their new home, we diligently continue to develop the relationship to maintain effective tenant relations.
We also feel that properly maintaining your property will contribute towards protecting and growing the value of your investment. Tenant maintenance issues are tracked and actioned as quickly as possible. We recognize that a proactive and timely response to tenant requests for maintenance ensures that potentially costly issues don’t escalate beyond control, and it also reassures the tenant that their concerns will be addressed in a timely manner. Processing applications, performing credit checks and checking references (landlord, employment, personal)
Scheduling any maintenance personnel required to have the property in rentable condition
Performing the move-in inspection with your tenant(s) (including elevator bookings, exchange of keys, fire alarm/CO monitor checks, and all contact information for Synergy)

Response to all service and maintenance issues to ensure your property remains in excellent condition

If necessary, issuing Landlord and Tenant Board notices for non-payment of rent or any other issue
